I'm not very familiar with HomePath, and I haven't had the chance to check this property out in person... but similar duplexes in this area can go for much more than what this property is listed for.Here are the numbers:Listed price: $105,800ARV: I have no idea... but if the right repairs are done to it, it could easily be $175-200 in valueEstimated repair costs: Knowing it's foreclosed, and listed as "requires extensive repairs," I am putting them at $50,000.  

But those steps are vital b/c they filter out 90% of the opportunities out there. 

And seasonal markets like Michigan can easily lose 5%+ in resale value during the cold months.  

The issue is whether you can easily demonstrate that you had the intent to hold for rental as opposed to flipping. 

I generally where my blue tooth so I can answer easily.

We all know that pets are capable of easily eating up a security deposit and then some.

Dont chase deals, use your criteria as a filter to weed out properties that will waste your time.

There is some advantage to having flooring that can easily be swapped out (tile can be tricky, depending on the type).
