Give it time to go to the credit bureau so it registers usage, and then pay it off so it can register a "Paid Tradeline", which gives you a few points each time.

IE if the norm is for gas to be paid by the tenant, yet your tenant has to pay their gas + hot water gas usage, it will "feel" more expensive to them and many applicants will pass (and you'll suffer higher vacancy).

I moved in with a land contract (5 yrs to close), and after posting two years of Schedule E's on my taxes, I closed on the house with a conventional fixed rate loan.

After you have a year landlord on taxes (ie sched E) then you can start counting some rents.
