So I hope you see why this is important to me...As far as I've understood, the downside with this option for you would be that you do not receive a guarantee that there aren't any loans or pending taxes on the lot.

And the investor’s capital plus gain can be cycled into the next deal at a higher basis which further leverages their return, so the long term folks really can have their cake and eat it too.While one solution for longer terms is to do a cash out refinance, it is done to boost the investor’s return, minimize their downside risk, and return capital.

On the larger deals you're looking to do, I personally don't see a ton of value unless you foresee listing larger deals in your future, but there's not a ton of downside either, except for your time and attention that goes to it.
