We feel that we have more flexibility on future purchases now that we've secured an investment that doubles as a home. 

The goal here is that after the first year they will have established a track record that serves as it's own landlord reference for me to renew without requiring the double deposit.

I’m going to double down on a couple (all of them on the list I’ve read are good).

Gourmet kitchen w/granite and SS appliances, Built ins, Rooftop terrace w/double sided fireplace to enjoy Fabulous water views of the Potomac River ,Wet bar wine fridge and dishwasher on Rooftop level with over sized bedroom and full bath.

My husband and I bought a double wide off Craigslist and moved it to a lot and titled it as real property.

Property taxes would double upon sale. 

So if you have a double you can get a permit to do a full house rental for the other half of your double/duplex.

It didn't really cash flow but it did pay its own expenses and doubled in value, while I traveled the world focusing on my career and put REI on the back burner.

With the factors at play we are in a double pivot market at this exact moment (covid & BLM/Protests).

For most fully occupied doubles I pay around $200/qtr for water/sewer. 3 and 4 units more around $300With non-reported broken toilet flapper I had bills go up from $200 to $700+/qtr.
