She also has a small dog who stays as well, from what I can tell (my tenant has a larger approved dog; it's a pet friendly house, but I only have one dog deposit and one approved).

Anybody with a dog knows it's hard to find a place that will accept them.

She and her team handled the screening, showings, negotiations over little things (dog, smoking, contract length to end at an advantageous month, made the tenants get their own content insurance as a provision, etc), and they communicated it all with me at each step so I could add my input. 

So I manage my own properties, and a lot of tenants are applying in the pet section having a service dog.

Long story short, I befriended a 75 yr old woman at a dog show and she brought me this offer.

Ultimately it's your call based upon your solid due diligence research that intelligently assesses true risk probabilities, not a dog and pony show from someone who has an obvious financial incentive to sell you something you may, or may not need.

How will you handle it when you drive by and notice a car parked on the lawn or noise complaints from the neighbor or two dogs chained up on the front porch or evidence there are six additional people living there or a broken window or...Keep educating yourself.
