I honestly believe the reason I am not part of that crowd is because I am not lazy and rely on my brain not the emotion of making it big or going broke for that matter!

I don't think you necessarily disagree with that sentiment though, but leading with the heart/emotions is a recipe for disaster.

They don't need as big a spread as an investor and may be buying strictly on emotion. 

Is it emotional or financial?

LOL Have to say that then, we had more time or topics that got into more depth I think, as more new folks joined in it's gotten to feel like a full time job just addressing basic stuff and trying to keep them out of trouble more than having a chance to drill deeper, but that's fine, that's been my goal.5 years really isn't that long, but it is too, I've seen many come and go.

If yes it is time to dig deeper and start looking for a local Realtor that you can trust.

I'd like to go a little deeper into the property but at 7k / year, the rent I'd be collecting doesn't seem it'd be sufficient to make a deal here. 

It also looks to be rather thin and helping has limits, never allow yourself to get emotionally involved with any property......well, unless you have some attachment like your dad was born there or it's something you just want because you want it, but not as to investment properties. :)

Trust me on that...I feel I'm in the learning stage where I'm learning to handle the emotional aspect that comes from being an investor.
