I’m going to lend  to a few people I know with LLC ‘s  on some mortgages and receive interest , I am not putting myself out to public lending just some commercial loans as LLC single member pass through  , do I have to pay local taxes in Florida , I have no brick and mortar , no employees , just LLC in Florida and live in Texas , there is no work involved I just receive interest .

I went to Google and searched for "New Jersey purchase agreement" and came up with a lot of options, including the official REALTOR contract.

I always have my floor "climatized" for each job for at least 2 days before I ever install it.

For me all partnerships have to have three things for me to want to even consider them:1: I have to legitimately like the person I partnered with. 

I have liquid funds ready, but I want to make sure this is worth my time compared to the 5-6% cap rates I've seen on multifamily units in South Florida, which are close to what I already get from CDs and high-yield savings accounts without the hassle of property management.I'm also hesitant to invest out of state since I'm new to real estate and don’t want to make a costly mistake.
