So are you doing a sandwich lease option where you put a home under contract with a seller and then you rent it out to someone who ideally wants to buy the home at a future date?  

I'd like to mail a letter to current residents letting them know that i'm the new owner and willing to honor the their current lease given that they mail me a copy and setup date and time for inspection, find out if they want to stay and what rent if any they are paying.

, the countertops would be replaced (not as important but definitely needed), painted, cleaned, tub would be tackled and re-caulked, the garage door would be fixed, and that would all get done before the move in date.

They also sign a lease agreement and an agrement of purchase and sale dated three years out. 

We have gone through the whole deal of finding a property, running the numbers, getting financing, ect. and were set to close tomorrow (target date for all parties). 

This was never considered in the contract and the sale price will not change but my concern is that we will need to amend the contract to extend the closing date.  

but hadnt been touched since...so the stucco has these disgusting seashell designs on it....The kitchen cabinets,although in good shape,are very dated also...and the windows are double glazed,but they are the original windows from the 70's it looks like.we are both low on money and could probably just afford to fix it up to the standard matt wants to.But what I am trying to convince him to do,is to rent the house out for the winter and save the income from rent (we own the house right out so have no mortgage) then come back to it next summer when we have the rental money and money we have saved and using that money,-put siding on the house.
