I personally think that, done correctly, partnering with your Ira on a deal is safer than checkbook IRAs. 

If I understand correctly you can get an appraisal before construction for the final price after.

Fairly Priced - There are so many options when it comes to listing a property that it is important to be priced correctly.

There's the theoretical expected cost of real estate ownership and then there's the real cost, which includes delays and corrections...be sure to expect them.

Maybe check with @Engelo Rumora. 11% cap rate is definitely on the high side, if calculated correctly.

But if you have a contract with holding company name for rentals, a creditor will sue Holding co, and Holding co's entire interest in other entities is subject to liability, not just one rental. 2) If I am understanding correctly, you also want to be a limited partner on some of the ventures ( BTW both General and limited partners have equity interest).
