You can take an apartment building with problems say 40% occupancy and deferred maintenance and bad tenant mix and management problems and use commercial hard money.You will have to figure in the high debt service while turning around.Once stabilized you will refinance out at the new value up to a certain LTV.Take the money and do it again.The larger the project the more the potential ARV spread after stabilized but the more risk.The larger projects take more time to turn around so the churn rate on the money is slower.What happens and I have seen this is people run out of money and the property is taking longer to stabilize than thought.Then you have some money left but not enough to take down a property yourself until you unload this other deal you bought or refi.You then start partnering with different people on different projects which can lead to a mess.You don't just want to grow out of impatience or doing more deals and then get involved with the wrong people or overt extend yourself.You want smart,well thought out,controlled portfolio growth that is highly calculated.

I am in a 3 month program to kick start my business with a very successful local investor and he has provided us with a lot of his materials he used while wholesaling and I know him personally and it worked for him so I am NOT trying to re-invent the wheel but I know my competition in they area and they are respected, honest and have been in this business longer - although they tend to rehab their projects but one of my targets is the motivated homeowner and its theirs too!

They want it and would like to lease it for us for a 10-yr first option triple net.I have been negotiating with the owner and think we can get the building for $200k and would need to put another $200k into it for improvements to lease.I have not started hard negotiations with leasee (waiting until i get control of building, but will not close until executed lease is in hand) but have casual discussion of $9/sf.So we are looking at cap rates in high teens and a hefty cash flow with paying off the building in 10-yrs.

Make a few contacts at banks around town who are willing to loan using some of these fha programs and other that except a lower credit score to get approval and possible 100% fin.
