Thank you so much Ryan, my loan officer broke it down for me, and it makes a tons of sense, but I told he that it was crazy high anyway, and we were able to got the seller to commit half of the money which is a big help.

My most significant draw back is that I work full time and I’m unable to commit the time to deals to ensure them through, at least around the clock.
