As Mark stated above, proving 2 years of income is essential and write offs (as necessary and tempting as they can be) can place some serious road blocks on your path to home ownership. 

This is where a true investor shows his or her colors by being able to “create” deals.

Truly it does "take money to make money", but the amount of money is open for discussion.If money to invest in real estate was not an initial stumbling block, what area of real estate investing would be your target?  

I've seen, and have collected, cards that run the gamut from just a B&W with name/number/email to ones with crazy bright colors and WAY too much info on them (two-sided!).

For example:  I occasionally fish with someone who does carpet  at times customer changes their mind after install and doesn't like color or whatever generally I get it free or may give him a few bucks for it if I need it ,and pay him to install if he's not busy.
