In my home state of ohio, these auctions come with clean title and they include all leins and morgages in the starting price so i figured it was the same for florida.first property i am a defendant on, the second im not because the foreclosure process started before my purchase date so im not entitled to the lien.

You'll be fine unless you want a job in real estate (like being an agent) that requires heavy outreach, cold calls, or interaction with others. 

Well I never thought I would be the one saying something like this......but I have a recent good news story about a warranty company.Based on an experience over 30 years ago, I have been on the anti-warranty bandwagon and even run them down on this forum, but:I bought a house last summer (primary home) and the sellers agent threw in a Home Warranty.

Having an entity does not convert payments that are non-deductible and then makes them deductible.You want to work with a CPA who understands the deductions eligible to real estate investors(and agents since your profile mentions that you are an agent). 

We purchased it the traditional way by going through an agent, we viewed some houses on our second trip out there and ended up picking one and going for it.

I am new to the Chicagoland and am interested in connecting with investors, contractors, agents and lenders alike.

@Paul Welden Paul, I plan on using around 10-12k of my savings on a down payment + closing (will escape buyer agent costs as I'll be representing myself.)

U know a good agent will do pretty much all that in the price of the commission the seller pays.
