I would go for a duplex, preferably side by side, with the following provisions..... if your neighborhood has only dumpy duplexes, maybe stick with SFR if they can get you a decent return.

On the other side the "devils" are section 8 tenants who don't keep their property clean or in good repair (holes in the wall / broken doors / damaged cabinets / etc.) and seem to be the black sheep of the neighborhood.

Pocketdeed.com doesn't seem to recognize my filter inputs - when I tell it to search 'League City, Texas' or '77573' it comes back with properties from all over the county.
