I’ve already collected from a few tenants early.

I collected 100% of rents in April (like usual) on my 9 units, albeit 2 asked for a few extra days to pay.

I hope to see this thread as positive as April rent collection turned out to be. 

I am trying to collect all announcements, video clips, etc... of Government sources indicating people can in any way get away with not paying rent during this mess. 

seeing how we probably wont go to court until June,  he will owe $9900 in past due rent NOT including late fees. is there a way to collect or report him to the credit agency or do we just take our lumps and call it a loss? 

We are trying to purchase a 2nd property however a local credit union bank is saying that we cannot count a primary residence (considered primary residence because my business partner lives in it) as rental income even-though we have been collecting rent for almost a year.

In addition, The Management Company LLC in (2) would be separate from the other LLCS, own nothing, but serve as the "point person" for each individual facility when it comes to collecting rents, paying expenses, etc. 

That can cause problems as the companies won't want to pay more rent for space that just occupies air and landlords won't want to provide negative space that they can't collect rent on but still cost money to maintain.I have never liked the office space sector for commercial investing and really do not like it now.

We will learn a lot from May and June collections as April was better than expected. 

In the end, the tenant owes the rent and you must collect, or move on.
