I know you can't speak legal but maybe there are high level things to look out for.

I am thinking about exchanging into another CA property for now (and avoiding the cap gain taxes of upcoming sale), and then a year or two later I'd sell that property and then deploy that money out of state. 

Any suggestions or others that experienced out of state investing?

Options are to take out a loan for the 25% and just purchase or co-sign a multifamily or just co-sign on a SFH so they can get the 5% down, no loan needed, there wouldn't be any real benefit to me and my husband as we would be assuming the debt but we would be helping our kids out.

I recently got engaged and my fiance's family own a few real estate properties that they are renting out (majority are condos in Columbia, SC and 1 in Florida).

Their out of the box industry software is designed for stocks and bonds, not real estate.
