Rates used to be a lot better, but at least you're earning something and have immediate access.

I searched through the forums and it seems like the best suggestion I ran across is to create a separate LLC to function as a property management company with it's own set of financials (I understand that the "management fee" I take is considered earned income vs passive income). 

A good lender who really cares about your investing career will pull out all the stops figuring out ways to get you in a property. 

If you invest as a Limited Partner (passive), you can earn pretty solid returns, take advantage of bonus depreciation to offset active income from flipping or wholesaling, and ultimately when you get ready to move overseas it's very passive so you can easily continue to invest in that strategy without any major adjustments. 

Through that struggle I stayed focused, worked hard, and remained disciplined earning a division 1 scholarship and having my college education paid for.

Also I would talk to the broker and express your need for guidance at the beginning of your career.
