You also need to read through every line of your lease agreement with applicants before signing a lease with them.

Make a little now with a "line of credit" for next one at lower than bank rate.

Do you qualify for a home equity line?

You'll prolly want to refi out and pay the credit line after a relatively short period. 

Flipping is not easy especially if you have never done it before, you might be better off starting with a rental, learning a bit about rehab and repairs then selling it a year or two down the line. 

It's such a rock solid neighborhood -  16 min Metra/30min Blue line to downtown, 94 and 90 access, bus terminal, and a disproportional amount of city workers with good incomes and families.    

It may be a separate line item that has a limit on it. 

We are pricing it in line with what's in the market for the area.
