In structuring our entities, (we function in Florida, Georgia and soon in Texas), we have been informed that, "...your company is a dealer in real estate sales and purchases, not an investor (1031 exchange tax deferral is not allowed for dealers)".A more detailed discussion will take place with our CPA, but I would like to hear from some others on BP who "deal" in rehabs within an LLC, s-corp or c-corp.How are your 1031 exchanges handled?

I put $1,500 into cleaning it up and finishing the rehab, which amounted to installing the bathroom (all the materials were sitting in the house...just needed installed), and some other minor repairs.

From the little detail you have given so far, it sound like you don't need a back to back closing, so don't need flash funding either, you just have to structure it right.

If its a newer leak, I would not be to concerned about the structure. you may have to replace a piece of sheathing, but that's all, but a quick crawl through the attic space should show you if there are more significant problems.

Even in untreated lumber, like joists, you may get twisting and lose structural integrity.Electrical connections don't like water, especially salt water, that includes low voltage circuits as well, HVAC controll, security wiring, door bell, cable and phone.....all wiring.

I would want that debt service as low as possible even if I had to put a few k down versus a bad owner finance note structure that leaves me with a high payment every month.See if he will go 99,000 and 4% on the note P and I.
