What kind of language would you use to bring these big, expensive issues up in my letter to seller and explain that because of them my offer will be lower?

You could do a 30 yr amortization with a 10 or 15 yr balloon.

If I still havent heard from them I will call and text them the next day as well and if the letters and all the calls don't get them in contact with me I will inspect the property as I posted previously.

Hi There,I have heard that yellow letters work.

One says BIC must write letter to approve but is checking with their underwriter.

We did one deal buying a condo 100% financed with 5 year balloon interest only annually.  

Its been two years of just window shopping, writing yellow letters, and driving for dollars.
