I purchased my personal home 4 years ago for $105,000 and now its worth $250,000 and i owe only $80,000 on the loan,So the bank is more than willing to give me a home line of credit for $72,000.

I have everything in line to buy my first property with a personal FHA loan, but since these properties will be rented to others, (families or students) I'd like to have an LLC formed for protection.Is there any benefit to purchase a property with my personal FHA loan, and RENT the property to an LLC I set up, which RENTS it to the actual tenants?

I have a thick skin and I assume others do as well, let's face it one of the "benefits" of posting questions on line is that you know you may get a bit "flamed" for your posts.Again, I could just tell everyone "wow, you're a genius, you'll be a millionaire in no time" like the gurus do.

Home Depot is too so the maintenance and "stopping by" to check on it shouldn't be a problem.I plan to use the remaining equity in the soon to be rental as my emergency fund by refinancing with a first and a home equity line of credit to be tapped if/when I need it.

If you pull someone's credit and let's say they have had a foreclosure 3 years ago so you're skeptical, you can do a financial verification report that will provide you with 12 months worth of income, cash flow, assets, and line item spending, that tells you if your tenant is approved for your rental amount based on the data.
