I think you are picking up some college rentals in your comps which go around $450 to $550 a bedroom.

Take a look at Craigslist for other rentals in that area and what they rent for per bedroom.

I.e . if there is a house with 2 extra bedrooms that would be renting for $700 vs $500, that could make a huge difference at the price points I'm looking at.2.

Most rentals in town are in the $1000-$1300 per month range for older, non-updated 1-2 bedroom apartment spaces. 4.

It’ll be a combination of one tenant who was able to find employment after being laid off (we had given her a discount in April) and we were also able to find another tenant for a property that we rent out per bedroom.

But we did a Master Bedroom addition, and created a walk-in closet and Master Bathroom where the old master bedroom was.

I can't imagine a larger property (4+ bedrooms) with so many different people.

These are 4 bedroom apartments, so section 8 would have the benefit of higher rents than market, plus the stability of receiving most of the rents on time.
