If the cosigner/guarantor owns real estate for example, any unpaid judgement will become a lien on that property and raise the odds significantly for eventually getting paid.If the cosigner/guarantor doesn't have assets like real estate to go after all they are offering you is a promise and last I checked you can't cash a promise!

I do not think this is a one size fits all answer and there are times where private lending is preferred over traditional financing.

Closing costs include all typical including title and appraisal.

Also if you have very good banking relationships you might get your local community bank that you have all your accounts with to do a loan..
