Right off the bat ~ Numbers look good.Reno'ed in 2002 sounds good ~ but still at 13 years, I'd check all majors (roof, hvac, water heater, windows, appliances, etc...)Who pay utilities?

The foundation will likely have to be underpinned, the house stripped of all cabinets doors and windows, the drywall removed, the structural framing replaced or repaired, probably a new roof, new gypboard, new or replaced windows doors windows, and cabinets $$$$$$.

Condenser unit caged  2. any bar's on windows or security doors.then you can use the on line crime reporting methods.. but those two above are pretty good indicators of the area your in...Like here in Portland you would never see a caged condenser unit.

That is fine because that side needs some windows replaced and a few minor fixes, which i will be able to do immediately after close.My question is the only thing the seller (a recent divorcee, that doesn't want to be a landlord) has provided me, was a copy of lease of tenant moving out, and a letter to long term (10+yr) tenant informing her of a rent increase.
