I can't say I have stories yet as I have just bought my first property this year but I too have plans to retire by my 40th birthday (it's a friday) ... wish you all three best

A side-by-side duplex will be more pleasant to share with tenants and easier to rent than one over the other, pay close attention to the other surrounding properties, talk to the neighbors and local police etc, maybe visit on a Friday/Saturday night to see if there's any monkey business etc....... here's to your success! 

I have been bulking my offers and sending them out in bulk on Friday with validity until Monday close of business.  

I mean even in the 60s when I would go visit my grandparents in Milwaukee.. there was the corner store.. corner Pub  Friday night fish fry.. most of it walking distance. 

I believe there is also an REI event in Escondido this Friday as well.

I am doing an inspection on Friday.

The owner was absent for most of the years he'd owned the house, and he's not sure how the crawl space has looked throughout the years.As far as the sewer line we have a plumbing inspector coming out this Friday to run a camera down the sewer line to see it's damaged.

Commercial loan again with the same bank as #2, but he went on vacation and we need to close this Friday (I think he was uncomfortable with the fact we use or HELOC & PLOC as bank accounts due to the very low interest from Bank of Hawaii and Hawaii State Fed).
