So far replaced the a/c system What was the outcome?

Now after recent heavy rains I am informed a month later that water came in the back door and has ruined the floor, needs the whole room replaced. 

I am trying to buy a rental property that looks like it is going to need roof replacement and maybe other repairs after we do the Inspection, we are going to buy it cash and wanted to make whatever repairs needed before I try to refinance in few months whenever I can?

They had to RIP out the floors, subfloors, the wall which share with the laundry room , and replace sheetrock ,floors and paint. 

After walking the property with my contractor we realized that the second floor unit will need to have the floor in three locations to be ripped open and believes there will be sub floor joist that needs to be replaced.

Replaced everything, tore out the 1960's insulation (rockwool not asbestos), drywalled, and replaced and refinished the floor.

I'm going to go through the process and file a claim to see where this takes me, but would I be able to demand the HOA replace or repair my cabinets if insurance doesn't cover it? 

We painted the whole house, trimmed a ton of tree off the house, Power washed whole house, replaced all fixtures and tuned up AC.
