Are they split or does landlord pay water or heat (gas or electric)? 

I agree about the heat of the current market.

There was no heating or cooling of any kind.

I purchased a property in Miami Dade a few years back.

Some people will live in a place with leaking roofs, no heat, leaking plumbing, etc.   

I turned on all the stove elements, four of them, and the oven, as well as the dryer on high heat.

If you buy it for 600k, and it’s worth 700k prior to you spending a dime, then you have 100k is inherited equity.Now, if repairs are needed, those that are necessary for safety come first (heat and AC would fall here), those that will prevent damage come next (roofs), those that deliver what any tenant would expect come next (appliances).  

It has two gas hot water tanks and one boiler (dual zone heat), so the tenants upstairs pay for their hot water but I pay for gas heat. 

I just found out about a required annual inspection of heating systems in Jersey City! 

I used a company called Smithereen and they did a heat treatment to kill the little pests.
