What would be your advice to me to do in my situation?

I just had one of these I made a title claim and the title company paid me off.if your stupid enough to buy without title insurance your in trouble.also if you don't know any better and don't pay for a policy that also covers the wholesale fee your going to be out of luck when you make your claim . along with any rehab you have done.Now for me I was able to make the claim and got paid AND I filed a quiet title action and won that so now I own the property .. the fraudster is being chased by the title company and well it took 18 months but it looks like we might come out ahead..

So it is a disregarded entity where the tax should flow to my 401k.When I try to open a business account with Fidelity, I filled their form to explain that the owner is my 401k and the manager is me.

I came across 2 duplexes and a triplex for what seems like a good price for me, being from Washington state that seems to pencil out pretty well but don't really know the area. 

R-20) requires use as a 'single family' residence... not 4 people unrelated for a commercial purpose in a single living arrangement.

for me personally - i will only BRRRR or seller finance, I won't plunk down 20-25% anymore.
