Those houses won't pass any kind of inspection and damn sure won't appraise, so they are cash deals from the jump. 

Any kind of asset based lending would be an option.

The quote is to get a number obviously but also kind of an interview for you to judge their integrity and character.I like to find guys who are kind of on my level - have some experience but working on scaling up.

That is not what like kind refers to.

It's good to have an understanding of the process on your own, but a 1031 can't be executed without a QI anyway, and really they are going to be the #1 best resource for this kind of info.Best of luck!
