IF I wasn't an Agent and I had to get expense information for a specific area, I would call a few local agents and see if they would be willing to send me MLS sheets of sold properties over the last 6 months that displayed expenses (most MLS services allow you to enter expenses)Most Agents are willing to share information with you as long as you use them for purchases.

LLC with multiple members is taxed as a partnership anyway.In terms of tax liability/efficiency, at the end of the year a partnership tax is filed which spits out a k-1 to each member for their use on their personal tax returns (think of it like a 1099 or W2).

I would then look at tax-advantaged investing using IRAs and 401(k)s and other tax-advantaged accounts and real estate, as tax-free income for life has worked well for me and my Roth accounts.
