Long story short, they recommend a process that basically looks like...Soil scientist --> (septic engineer IF needed) --> site plan --> county approval...We've spoken to a few soil scientists and they all quote 2k-5k to analyze the property for an appropriately sized septic system. 

I am curious to know what other people are currently using and recommend.

Honestly being only an hour away is pretty ideal to be able to slowly transition to full hands-off operation through automations and having local contacts for on-site work, just gotta start testing things out and see what works best!

I was thinking of buying "raw" land to sell later.Looked at an auction of the "Land of Land" site.

Check the in person events and meetups in your local area, our online community is full of knowledge and folks willing to share and still nothing replaces the opportunity to interact IRL, you never know who you will meet and where that can take you on your REI journey. 

I recommend that you focus on identifying areas with strong job growth, increasing population and a solid rental market.

Additionally, my long-term focus is on maintaining strong tenant relationships and ensuring a high level of property management.

I wouldn't recommend jumping into the industry and charging a fee when you don't have set systems and processes yet---could leave a bad reputation.Another option is investing in a coaching program and having people who have already succeeded in this industry guide you in the co-hosting space.
