Tenant will notify Landlord in a timely manner of any damages or problems as they arise, including damages cause by Tenant, malfunction of appliances or fixtures, and water/moisture leaks and spots.

Factor in that you have more repairs, more trouble on average with tenants, more damage, more likely to need to evict, more likely to be vandalized during vacancies, etc, etc.If you had easier properties, would you not have more time to work on your business to grow it?

Regarding the bent up and damaged screens... that's usually caused by someone locking themselves out.
