Do them consistently every single time an people will mention those amenities in their reviews, and new renters will look for them on check-in! 

I recommend you to start building relationships with brokers and agents by talking to them consistently and making offers.There is no doubt that a recession will come; it's just a matter of time.

@Daniel Whitmore when my wife and I were applying to buy our first property we were unable to use her income because she didn't have what they were looking for with consistent income (working as a private nanny) so we qualified based on my income alone.

I think your first step is to educate yourself thoroughly on different passive investments that produce consistent income.

If the expenses (assuming fixed 30 yr) and rent stay consist it doesn't make sense to me.

That comes with consistent effort over time as others have mentioned on this thread.

Consistent tenants except first 2 tenants were horrible.
