I look at the EM (equity multiplier) or how much my equity will grow by the time we exit.You can have a C/D/F properties where the cash on cash return is terrific but it can be terrible with regard to its IRR.

@Eli Rollins Most universities and colleges have a web page you can post to with rentals-for houses, apartments or rooms.

Issue with that is I believe (could be wrong, but believe) that telling them you would file the complaint if they didn't release the EM to your seller but wouldn't file the complaint if they did could also be a license violation. 

However, if they have a lease that goes longer than that and do want to come back, you probably couldn't stop em (at least not until it's up).

Why not just open the BP website from your web browser?  

Letters certifying dogs/cats etc. as support animals are a dime a dozen on the web, but aren't suitable for legal proof of need. 

Yeah, sounds you assigned a contract without the assignee paying you any money or putting up any EM....not wise. 

After finding some great information on the forums while searching the Web, it looks like this is the place I need to be.
