My co-worker who is in a similar boat as me has a townhouse rental property in Lincoln, NE (we are in SF) he has owned for 15 years.

so there you go... no tenants no toilets no risk of market melt down.. pay cash do your 1031 and in 15 to 20 years make a boat load of money like we did.

Even vs. the $250K purchase price, that a terrible rental.Residences are nothing more than expensive doo-dads, just like cars and boats.

With some of the Credit Unions around here you can get much better terms on Credit Cards, Lines of Credit, used car/boat loans, mortgages etc but I am not sure if any of them work with investors.

I can't imagine any judge looking at the evidence and stating he can stay or I have to give him a boat load of money.Thank God he has chilled on the dealing from my home and is starting to keep a lower profile after my last police report.
