Here's a casein FL - Seller in foreclosure has 120k principal @4%, Shes 10k in arrears, house is worth about 250k, good condition.She wants to stay at the house, but doesn't mind selling it if needed.She will likely not qualify for a loan mod at the moment, good amount of equity.She works in the medical field, just took sick and fell behind.I was thinking of offering to pay her 10K in arrears and creating a 2nd mortgage @ 10% interest.if she defaults, i can foreclose,  as there is a bunch of equity there.any thoughts of a better scenario that i can make more of this situtation?

My wife had a lot of family in Grays Ferry and everyone said “oh Penn is going to come in and will make it better” etc etc.

I am fine with saving more money to purchase a better property in the area, but with the money spent for a down payment on a SFH or MFH I could buy 2 condos. 

So, I feel as though my approach gains me slightly BETTER numbers when it comes to income and expenses over someone who tries to get top rent with higher vacancy/turnover.

Personally I'm not a fan of getting pressured into a deal - if you don't feel good about rushing into the deal, it's better to back out.

That would be a better ROI in my opinion.Good Luck!

Don't say you're crazy about selling a house in Boston. my main goal is how do I create a better life for myself through real estate. minimizing debt 

Then you can consider researching and finding something that meets your needs better.

The more questions and request for proof you ask, the better!
