@Gary DezoysaRealistically you won’t have to worry about contacting the borrower because the chances of finding abank willing to engage with a potential note buyer where they can’t verify his track record is almost nil.

You cannot find this same information by looking at printouts from credit reporting companies and not all people with criminal records are bad people.

So I would say just show you know what you’re talking about and are willing to go the extra mile to help them succeed eventually your record will speak for itself!

The single deposit ("owner draw") can be recorded as a deposit from the "Other Asset Account" to your bank account. 

@Sabrina Sanchez yes the tenants do not want to go to court and have their record showing an eviction… they just want to wait for mediation and ask for two more months (they told me that in my face) how were you able to recoup 3 months of back rent?

@Chris Seveney's idea of starting small, and building a track record before reaching these banks is a good idea.
