The Bay Area in general has always been economically driven, not housing driven. 

Also acceptance may be driven by their ability to quickly process a claim so I would be curious on the history on that.

I was dead wrong.The price points you are talking about are where I started and I lost my a$$.  I

@Isaac Schulman I agree with @Jeff Greenberg  , 3% of purchase price is a is a safe figure to use for budgeting closing costs.

It's great for tracking where you've driven and quickly tagging and looking up properties. 

The high STR revenue of the last few years is what have driven up the prices substantially in properties close to the Smoky mountains.  

Remember this is not a personal home it is a business driven by money.
