She probably doesn't have anything to collect, you're time probably would be better spent getting rented then trying to collect from her.Have her give you the solution/answer but phrase the question so you know the outcome.

It's not that I've never met a competent buyer's agent, it's that I believe that the service they provide doesn't match what they cost, especially in this day and age where all the neighborhood metrics, comps, etc can all be found online.In terms of getting a license, I have a day job that consumes most of my time.

The seller accepted the offer after trying to negotiate, but myself and my partner stood firm at our offer, citing the lack of permits for the additional living space so it doesn't officially count.Also I figured I could use my due diligence period to get more info from the building department which is what I did.
