I am trying to become well versed in the numbers as the guiding principal in my investments.I understand this is probably a common theme on this website so if you have any generic forums, threads, or reading material that you find valuable I would appreciate any help.

It also includes common forms that you can edit and use.Their web site is a free resource with links to your state law but I highly recommend the book for some of the practical advice they provide.

I'm looking for websites or other places I can find real time data on real estate sales so I can make solid decisions on where to focus my investing efforts. 

I’m no expert at all, but I think your best bet is probably to find a partner to whom you can bring a deal.

Pop on to their website they have a very clearly defined pricing matrix that is all based on experience and deals done.

Step 2:  RENT IT -   When you go under contract for a townhome, its smart to immediately get it on a rental website, I use Zillow and Craigslist exclusively.  

Also, YOU need to be the person who makes the monthly mortgage payment, or the seller needs to provide you with online portal access to the mortgage lender's website or have statements sent to your address / email - so that you can make sure that it is being paid.

I'll see if I can round up some local recommendations for a mortgage broker and see what they have to say.Its not as rural around here as it used to be - its all subdivisions and commercial development everywhere ... though the traffic still doesn't hold a candle to the traffic in DC :)Thanks,AmyLenders in that space use websites like idcide.com among others and most do not deviate from the data presented.
