some of the items i want to put in:- reminder of life expectancy for certain items - carpet, appliances etc -no less than 5 years (based on 5 year depreciation, defined by IRS publication 527 )- cold weather advise - what to do for water pipes not to freeze - defying emergency and ways to communicate issues- garbage removal and upkeep of the outside - im looking for proper wording on  "not clogging the drains or proper use?"

If someone was from out of town and didn't know the area the best advice I could them was to find a neighborhood they liked and spend a couple hours sitting in their car and listen (it really only works in nice weather) but you can learn a lot about an area by listening to it.

I would also like to accurately forecast what our tax responsibilities will be, to a reasonable degree of accuracy.
