In the market we are looking at (rural Lehigh Valley, PA) there a great opportunity for BRRR investing in class B rentals. 

Is this a deal breaker in regards to real estate investing; as investors, wouldn't we want control the whole of the properties we are purchasing?

Not sure the territory that you cover but we are both on East Coast.

Pricing in the area is still within a range we feel comfortable with, and we are willing to hire a quality property management company to manage properties for us.  

Looking to get into the multi-family space, ideally 10-16 units, and the Atlanta area is a market we are considering.

We have had a few calls from sellers who own their homes without a mortgage, which is great but as in the case of the one we are going to see today, have roof damage from fallen trees, which entails at least 5 days of rain into the home.I plan to wholesale the property, has anyone had any experience wholesaling properties with substantial damage?

I had to wear a respirator to stand it.

There are some things we are aware of that we just don’t plan on fixing at the moment, for example, some windows have trouble opening.

My family has a property in Colorado that is currently for sale, but we are considering taking it off the market and keeping it as a vacation rental.
