They did, and wind up having no money to pay for electric, gas, water etc. and special assessments had to be made to pay these utilities before they are cut off.Financially, I think it's better that this repair be made out of your own pocket, at the time of your choosing, if there's nothing wrong with it right now.

All of the units have already appreciated 50-150%, and the value of the units range from $350-700k.  

All other bills per month total $1600 rent, electric water etc.

Most of them have water that trickles in and goes to a floor drain.

I received estimates from residential window manufactures ranging from $40 to $76k for 25 windows.

Hello,Has anyone came across an issue where there was foundation damage due to tenant neglecting to water the yard or failing to report a water leak / report developing cracks in the walls?

Although a lot of properties have slightly higher prices, there are enough within the same price range that are available currently where a tenant could decide to move if they so choose.

Homes in that area range from a million or two on one end of the field to the high six figures to the other end.
