At times it felt like a waste that just because of the buyer's 1031 exchange, the "easy" way was to double close and pay all those extra costs, but I remember that it was because of the 1031 that they were willing to pay so much.

Hello,I had a tenant last winter and the heat in his unit was supplemented by the unit above him.It gets really cold down there in winter but he chose not to have free heat and sealed the vents tightly with an aluminum foil without  letting me know , I could have easily adjusted the thermostat to lower  per his needs if he had told me and supplemented my apartment above with any additional heat but he chose to seal without letting me know inspite of my warning later on and obviously it can have detrimental effect on the tubing inside the walls due to excess pressure build up.He also complained about high electricity Bill's (obviously he would incur high utility bills when he turns on his electric radiator without using the free heat he was getting) I ended up having an oversight from my end as I did not verify if sealing vent caused any damage . 

So if this does pass and the bigger wall street players continue to acquire these properties and complaints come out about inequalities they have no one to blame but themselves.

We flew in and toured some properties (waste of time for property searching but a good getaway for the wife and me).Through our realtor and after being outbid several times, we found a property that worked.

I simply refer them to the condition catalog and provide after photos only as needed.Lastly, don't ever waste your time arguing over deposits on the phone. 

The mold is showing through the ceiling, known as ghosting, black mold has grown all over the ceiling edges and down the walls.
