There is so much to credit score in this country. However I wonder the same rule of bank charging different interest rates to different scores does not seem to apply for house rents?

Your thoughts on buying out of state and not having a tenant are valid, so you'd want to be sure you buy in an area with strong rental population and growing market (i.e. not a declining population) to help mitigate that.

I cant subtract what he paid , I cant give a full warranty since they were his materials , and if something is defective he will have to pay twice for the work .Professional contractors generally dont just work for labor , we dont put our money up for someones project .

Buying used ones often means one gets to purchase another one on the 91st day, the day after the warranty expires....or enjoy running around the neighborhood hauling appliances purchased through craigslist.Lowes and Home Depot both always have sales on washers and dryers, they deliver for free, haul the old ones off and the tenants think you're a great landlord for getting them a shiny new toy when you've purchased the on-sale, least expensive washer/dryer these stores carry.Gail
