If you go on airbnb and search Orlando or Kissimmee you will find some pretty unique places.

Not a whole lot of markets that I have found so far where $225K will break you into the multi-family niche. 

Most investors have no understanding of how or why this unique housing niche works the way it does.

This is particularly true for tourism-dependent STRs (tourism-dependent markets tend to get hit hardest in recession, because recreational travel is often the first thing people cut from their budget in a tough economy).To make things even more complicated, Air Bnb recently changed their platform significantly to focus on A+ top-end, highly unique properties (think: luxury waterfront treehouses).

My last post about my start in real estate got a decent amount of traction and I'm looking to continue providing some value to those starting out.I'm a former data scientist and my superpower on teams is underwriting so I'm sharing tips / advice / perspectives on this niche skillset.

Subs are getting concerned with the upcoming drop in construction projects, and this is already leading to more competitive pricing.This drop will be slower with smaller outfits.Missoula is unique because there are fewer large multifamily projects.

Others will go with some unique DSCR products.
