Either way, this SFH is under $100k and has had some minor cosmetic work done along with a new roof/AC and looks to be cashflowing $150+ but not sure about the tenant pool in that areaAlso, if anyone has any recommendations on realtors/contractors that work in that area it would be greatly appreciated :)

My capex budget includes roof 25 year life span, floors 10 year life span, appliances and hot water heaters 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span.

There is an excellent spot to add one however, only about 20ft off the ground level and it would work well attaching stairs to this sort of little sunroom that extends out past the roof edge on the second floor.

Dollars to donuts in the report you snapshot that from, it's an extremely negative number in your calculator.We all have different risk profiles -- I want to make money even in down years, or difficult years, when I have big CAPEX items to pay for (you will, roofs, appliances, turnover...they all need to happen and cost time, money, or both), tough vacancies to fill, etc.
