It also doesn't hurt that despite being in a very tertiary and saturated market, it's hot right now and I'm the only one with space available.I've raised street prices 3-4 times so far this year, and as the cold weather gets here, I will review my current tenant accounts, and start bumping those prices up as well.

Personally, I expect I will get a lot more hammered in the stock market (which is heavily manipulated, in comparison) in the coming years than in the syndication space, but none of us has a crystal ball.

I'm a little local handyman landlord just outside of Pittsburgh with a tight little self-managed C-class portfolio, for instance.Here, in low-rent single family and small multifamily, the name of the game is finding that one good old building with strong fundamentals going for it out of ten other true moneypit crapshacks that are really ready for the bulldozer.You get nowhere here unless you screen like crazy and put the people you rent to under a microscope.

What about renting cheap space under a commercial lease--or even a sublease.Have you spoken with any local Commercial Brokers about leasing (Re your cash flow).Something to discuss with the Brokers (if you go that route) is do you conduct business with customers at this location in person often, or is it just workers that need it.Good Luck!
