I'm familiar with Avalon and Riverside and would like to know if there are any other good areas to consider that are safe and have good schools nearby.

After checking the online portal, I see the current balance is over $3,100, and the water was shut off two days ago.

I have downloaded the book and I am subscribing to the newsletter as well.

I'm 28 and new to REI, aiming to buy 2-3 properties before 30.

welcome @Cam Caraher and congrats on joining BP, this place is the start for many, sure was for me longer ago than I care to admit.I'm not personally in your market, although was born in dorchester and grew up in NH, but this is a great place to meet locals.If you have not already a great starting point is the Meetups posted here, just search for your area and see if any meetups are happening. 

Maybe take a cab and ask the driver about the area.
