We have very stringent requirements when it comes to both rehab quality and tenanting, so while we promise that the downtime between property selection and closing, though annoying, is worth it in terms of minimizing maintenance costs, maximizing resale value, and attracting quality tenants, we’re also pretty proud that we’ve been able to place so many tenants for our investors before closing documents are even signed.

It is difficult to charge tenants for their own separate utilities if you can't measure their consumption individually.

Here is one of my favorite examples:http://www.middelrentals.com/forms/TENANT-MOVE-OUT...Also, I bring with me a few items: camera, tape measure, flashlight, disinfectant cleaning wipes, notepad and pen.I prefer tenants to be present for the move-out if at all possible, as it reduces the chance of misunderstandings and also gives me an opportunity to gather information that will be helpful to me for the transition. 

Also, regarding short term rentals, the city is in the process of regulating with a particular stringent clause stating you can only have one short term rental per parcel regardless of zoning. 

You can always jhave your contractor come in and measure etc to get a solid rehab bid.

Since those properties often have ARM, the rising interest rate can create problems for those owners as interest rates adjust which could potentially cause a surge of commercial real estate properties onto the open market, in turn driving down prices by some measure.

I am currently in the process of prospective market diligence and have developed a list of the items we want to measure / compare across markets (crime rates, pop growth, job market, vacancy/occupancy, etc.) but would love to understand if others have metrics they compare / advice for market analysis.
